Nestled just 35 feet from Ash Creek and surrounded by sweeping marshland views, this .19-acre home blurs the line between indoors and out, offering peaceful, nature-infused living. With an elevator for aging in place, it’s built to endure for centuries—safe, low-maintenance, and powered by the sun, with no need to worry about fuels. Designed to retain its value for generations, it reflects the comfort, sustainability, and security the next generation will expect as the standard for living.
Join Architect, Leigh Overland, and BuildGreenCT this November for an exclusive tour of the Overland Residence, a Passive House-inspired home in Fairfield, Connecticut that exemplifies sustainable building for future generations. Completed in 2021, this residence features several high-performance features including; ICF exterior walls, SIP roofs, in-floor heating & cooling, triple-pane doors & windows, and solar panels.
This home exemplifies the integration of design innovation and building science, proving that comfort, safety, and sustainability can be achieved together— using 50-75% less energy— without sacrificing architectural beauty or increasing construction costs.
The Overland Method combines six high-performance components into a single, buildable standard:
1 | ICF (insulated concrete form exterior walls)
2 | SIP (structural insulated panel) roof systems
3 | Metal stud interior framing
4 | Radiant heating and cooling
5 | Triple-Pane Performance Windows
6 | Net Zero Ready – Just Add Solar

Leigh Overland, AIA, NCARB | Leigh Overland Architect, LLC
Leigh Overland, AIA, NCARB is the principal of Leigh Overland Architect, founded in 1980 and licensed in CT, NY, and NJ, with national reciprocity through NCARB. A graduate of the New York Institute of Technology (with study at The American University in Rome), he has completed 2,000+ projects over 45 years. For the past 11 years, Leigh has focused on resilient, code-forward ICF construction and high-performance, net-zero envelopes—delivering homes that are fire- and storm-resistant.
Leigh recently welcomed Chris Carr, a licensed architect with deep design-to-construction fluency. Together they’re advancing the Overland Method—aligning best practices so quality, safety, beauty, and affordability are never treated as trade-offs. Together, he and Leigh are expanding and reinforcing the firm’s mission while evolving its capabilities for the next generation of high-performance projects.
Leigh has delivered 30+ ICF homes and buildings (with 14 more in design or construction) and frequently collaborates with building officials on plan review and field inspections for ICF walls, SIP roofs, non-combustible metal interior framing, high-performance fenestration, radiant heating/cooling, and ERV integration.
For inspectors, his teams emphasize complete, navigable submittals and stamped architectural/structural plans: reinforcement in ICF concrete walls and beams; steel ledgers and joists; window/door bucking with documented flashing sequences; air- and water-barrier continuity; and Manual J that reflects ICF airtightness (target ≤ 1.0 ACH50) to prevent oversizing—particularly with air-to-water heat pumps serving radiant systems.
Leigh’s ICF work—including his 2021 Ash Creek home/office in Fairfield—has been featured by regional media. He regularly hosts tours for officials, builders, students, and peers.
